Who is Buying?

It only takes one buyer — the right buyer — to realize your dreams for the sale of your title business!

Typically, independents first look at their underwriters. And we look there, too. But we also note that the big underwriters are not necessarily where you will get the highest value.

  • Underwriters no longer necessarily offer the highest value
  • Underwriters know the business and industry
  • Some Underwriters have technological and other capabilities which can help take a business to the next level and better prepare for the future
  • Value remittances and CPL fees
  • Always eager to improve market share
  • Results may vary based on your company’s unique business
Bottom line: There is no substitute for experience. Finding the right buyer is not easy nor is it always obvious. Experience has taught us that other factors such as cultural alignment, career opportunities for staff and more are as important as dollars and terms.
  • Financially solid agencies with unused capacity and cash on hand to acquire smaller agencies
  • Acquisition of new tech
  • Geographic footprint
  • Expanded product offerings / cross-selling

  • Companies whose activities generate title orders, such as:
    • Lenders
    • Realtors
    • Fix & flip
    • iBuyers
    • Relocation firms
    • Technology businesses
    • Home Builders
  • Private Equity
  • Other investors
  • Search funds and more
  • Some open to minority stakes

The Turk Process

Our process always involves a thorough evaluation of a seller’s business by experienced title professionals (much more than simply looking at the P/L and financials). We work closely with our clients to understand their objectives and build the right strategy to achieve a successful and meaningful exit. The professionals at Turk & Company have decades of experience in helping business owners evaluate all aspects of the buy and sale process.

Step 1

Are you ready to sell?
Understand financial and nonfinancial goals, splits analysis, vendor analysis, P&L review, business and legal due diligence.

Step 2

Prepare the company for the market
Valuation, financial projections, buyer analysis, comparable transactions.

Step 3

Comprehensive, professional and discreet sale process.
Buyer outreach, management presentations, negotiation and structuring of letter of intent.

Step 4

Close the deal

The due diligence process can be daunting! We quarterback the entire process and work with all stakeholders to ensure the right questions are being asked and that everyone is satisfied with the information shared. We translate the title business model into terms and “lingo” with which finance professionals are more familiar.

What is Your Company Worth?

Valuing your life’s work is not a simple matter of a spreadsheet.

Because we close more title transactions than any other independent Bank, we know what factors the market looks for and apply that to our client’s individual situation.

In determining the best multiples of EBITDA we look at a horde of value-add factors such as footprint, business mix, margins, efficiency, history, corporate concentration and so much more.

Can 1+1=3 to a Buyer?

The answer may surprise you! Many firms across the title industry and related industries are flush with cash — and they’re looking to spend that cash on acquisitions.

INVESTMENT BANKER PRICE OPINION (IBPO)

IBPO is a proprietary and individualized report produced by Turk & Company for the individual company. It outlines our opinion as to market value of a title agency based on current market conditions. It contains a financial model outlining a value range using multiple relevant methodologies.

How does it work?

We provide you with a questionnaire subject to an NDA. We use the reply to the questions and other information from the company to prepare our report. Also, If we see something aberrant in the information you supply, we will identify same and confer with you about possible remediation.

Why do this?

While not a full-blown valuation opinion, the IBPO provides you with a real-life glimpse into the value of an agency based on current market conditions. The IBPO is a great way to gain a sense of market value of a target acquisition.

What others say about us

“I want to thank you guys for the guidance on this transaction and hopefully future ones. It allowed Jeff and I to step back and give us a range to offer and give them something to think about with their conditions of sale.”
